Birdcage Studios Terms of Use Agreement

1. Studio Use

The Studio grants you a temporary licence to use the Ground Floor Studio located at 8/15 Carl Street, Rural View QLD 4740 for approved professional or creative purposes such as photography, videography, workshops, or small events.

  • All setup, filming, and activities must take place inside the studio.
  • No equipment, props, or setups are allowed outside in the car park or surrounding areas.
  • Please ensure that all guests, clients, and contractors remain inside the studio and do not enter neighbouring business units or restricted areas.
  1. Booking Period and Access

Your booking covers only the hours selected and paid for through the online booking system.

  • Arrive and pack down within your booked time. Setup and pack-down must occur during your allocated period.
  • If you require additional time, you must call or text 0480 592 233 to check availability before your session ends. Overtime is billed at the hourly rate.
  • You may use the kitchenette for basic needs such as storing food or drinks in the fridge and using appliances. Please remove all items when you leave including rubbish. You are not permitted to use external rubbish bins in the complex.
  • If your booking includes after-hours access, you will receive an entry code prior to your session which can only be used to access the space during your booking time.
    • Please do not share this code with others.
    • You are responsible for ensuring the door is correctly and securely locked when you leave. Failure to do so will incur a $300 charge and potentially be liable for any theft or damage which occurs as a result of the studio being left unsecured.
  1. Conditions of Use
  • You must comply with all local laws, council, and safety regulations.
  • The Studio space is licensed for temporary hire only; this is not a lease or tenancy.
  • Guests or additional attendees must be pre-approved by the Studio and may incur an additional fee.
  • The Studio reserves the right to remove anyone acting in a disruptive, unsafe, or disrespectful manner.
  • The Studio may use photographs or videos taken on-site for marketing purposes, unless you request otherwise in writing prior to your booking.
  • You are responsible for returning the Studio to its original condition. Cleaning supplies are available on-site.
    • If additional cleaning is required, a $100 + GST per hour cleaning fee will apply.
  1. Restricted Access

Access is limited to the main ground floor studio area only.
You are not permitted to access or enter:

  • The front room or back room on the ground floor; or
  • Any upstairs areas of the building.

These areas are restricted and used for storage, business operations, and private workspace. Please respect all signage and locked doors.

  1. Shared Space Notice

Whilst every effort is made to provide privacy and a quiet environment, Birdcage Studios™ is a shared creative space.

Other businesses may have staff or clients accessing common areas such as the entryway, kitchen area, car park, or bathrooms during your booking.

If you require complete privacy or uninterrupted use, please contact the Studio prior to booking to arrange exclusive hire, which is typically available after hours or on weekends only.

  1. Cameras and Security

For the safety of guests, staff, and property, security cameras are in operation.

  • Cameras are located outside the building and within the ground floor studio area.
  • Recordings are stored securely in the cloud and used to protect people and property, and to monitor entry and exit times for session management.
  • There are no cameras in bathrooms or any other private spaces.
  1. Safety and Conduct

To ensure everyone’s safety and comfort, please observe the following rules:

  • Animals: No animals are permitted unless you have received written approval. You must clean up after any approved animals.
  • Children: Anyone under 18 must be supervised at all times by a responsible adult.
  • Illegal or unsafe activities (including drugs, fireworks, weapons, or similar) are strictly prohibited.
  • Smoking is not permitted anywhere on the premises.
  • Alcohol consumption is at your own risk. The Studio is not licensed to sell or serve alcohol.
  • Parking: The car park is reserved for hosts to load or unload equipment only. Guests must use on-street or nearby parking.
  • Candles: Must be placed on protective bases to prevent wax damage.
  • Personal belongings: You are responsible for all items brought into the Studio. The Studio takes no responsibility for lost, stolen, or damaged property.
  • Left items: Any items left behind will need to be collected or posted back at your cost.
  • Airconditioning: if you use the air-conditioning unit, you must ensure it is turned off after your session. Failure to do so will incur a $25 charge.
  1. Fees and Payments
  • All fees must be paid in full at the time of booking to confirm your reservation.
  • A refundable bond may apply for larger bookings or events and will be communicated at the time of booking.
  • Prices and fees may be updated at any time without notice.
  • Minimum booking duration is two (2) hours.
  1. Rescheduling and Cancellations

Rescheduling:

  • You may reschedule your booking up to seven (7) days before your session without penalty.
  • Rescheduling within seven (7) days is treated as a cancellation.

Cancellations:

  • More than 30 days’ notice: Full refund.
  • Between 48 hours and 30 days: 50% refund.
  • Less than 48 hours: No refund.
  • The Service and Administration Fee is non-refundable in all cases.

All cancellation and reschedule requests must be submitted in writing to studio@birdcagegroup.com.au.

  1. Liability and Indemnity
  • You are responsible for any damage caused by yourself, your guests, or your contractors to the Studio, its furnishings, or property.
  • The Studio is not liable for any injury, loss, or damage sustained by you or your guests while on the premises.
  • You agree to indemnify and hold harmless Birdcage Group Pty Ltd from any claims, damages, or expenses arising from your use of the Studio or breach of this Agreement.
  1. Termination

The Studio may terminate or cancel any booking immediately if these terms are breached.
Either party may otherwise terminate this Agreement with 14 days’ written notice.

  1. Agreement

By submitting your booking and payment, you acknowledge that:

  • You have read, understood, and agree to all the above terms and conditions;
  • You accept full responsibility for the conduct of yourself and your guests; and
  • You agree to comply with all Studio rules and directions provided before, during, or after your booking.
